Dustless Hardwood Floor Sanding — What It Is & Why It Matters

Every floor we sand uses our dustless system — Bona belt sander, Ceno Max Vac containment, and Greenguard-certified finish products. No clouds of sawdust. No coating of fine particles on your furniture, HVAC, or lungs.

Included on every job at no extra charge. We don't offer a "dusty" option. Dustless sanding is our standard — because better technique produces better floors.

Bona Certified

Factory-trained and certified by Bona — the global standard in professional hardwood floor care. Not every contractor can earn this certification. It requires demonstrated technique with Bona equipment and products.

American Sanders Certified

Certified by the manufacturer of professional floor sanding equipment. This training covers machine operation, grit selection, and technique — the difference between a sanded floor and a perfectly sanded floor.

Greenguard Certified Products

All finishes we use carry Greenguard air quality certification — independently tested and verified to be safe for indoor air quality. Water-based finishes are safe for re-entry within 24 hours for adults, kids, and pets.

National Wood Flooring Association membership means ongoing education, access to the latest techniques, and adherence to industry standards for installation and finishing.

The Full Process

How Our Dustless Sanding Process Works

From the first sanding pass to the final coat — here's exactly what happens in your home when you hire Refinish My Floors, LLC.

01

Pre-Job Prep & Assessment

We walk the floor before touching it — checking for loose boards, previous finish types, moisture levels, and wood thickness. This determines the sanding grit sequence and protects against over-sanding thin floors.

02

Containment Setup

Our Ceno Max Vac containment system is connected to the Bona belt sander before we turn it on. Doorways are sealed. Vents are covered. The goal is zero dust migration to the rest of your home.

03

Big Machine Sanding

The Bona belt sander runs the main floor area in multiple passes with progressively finer grits — typically 36/60/80 or 40/60/80 depending on condition. The vacuum system captures 99%+ of dust at the source.

04

Edge Sanding

A separate Bona edge sander handles the perimeter where the belt sander can't reach. All dust from edging is captured by the same containment system — the edges don't get a pass on dustless.

05

Screening & Grain Raising

After the bare wood is exposed, we screen the floor to open the grain and ensure the stain or finish penetrates evenly. This step is skipped by contractors who rush — and it shows in the final result.

06

Stain Application (if selected)

Stain is hand-applied and wiped, then allowed to fully dry before any finish coat goes on. We never rush dry time — an under-dried stain coat causes adhesion failure in the topcoats.

07

3-Coat Finish Application

Three coats of Bona finish (water-based) or comparable oil-based product, applied by roller and brush with full dry time between each coat. Between coats, we screen again to ensure adhesion and a glass-smooth surface.

08

Walk-Through & Sign-Off

We do a final walk-through with you or your representative before we leave. If anything doesn't look right under raking light, we address it on the spot. We don't close a job until both sides are satisfied.

Quality, Not Just Cleanliness

Dustless Sanding Produces a Better Finish — Not Just a Cleaner Home

Most homeowners think dustless sanding is about keeping the house clean. That's true — but it's the lesser benefit. The real reason it matters for quality is what airborne dust does to your finish.

When sanding dust becomes airborne, it settles back onto the floor as you're applying finish. You end up with particles trapped in the finish coat — visible as a grainy, rough texture when you run your hand across it. With traditional open sanding, this is unavoidable. With dustless, it's not an issue.

The result: a smoother, glass-like finish surface that reflects light evenly and feels right underfoot — the difference between a good floor and a great one.

No Dust in Your Finish

Airborne particles settle into open coats. Dustless sanding eliminates this entirely, producing a smoother topcoat with fewer visible imperfections.

No HVAC Contamination

Traditional sanding pushes fine particles into your ductwork. They recirculate for weeks. Dustless keeps your air system clean.

Health Safety

Greenguard-certified, water-based finishes plus near-zero airborne dust means your home is safe for re-entry within 24 hours — with kids and pets.

No Cleanup Aftermath

We don't leave you with a film of fine dust on every surface in the house. We leave you with finished floors and a home that doesn't need a deep clean afterward.

Common Questions

Dustless Sanding — FAQ

Is dustless sanding truly 100% dust-free?

No sanding process captures 100% of dust — that's impossible given the physics of wood sanding. 'Dustless' means our Bona belt sander with Ceno Max Vac containment captures 98–99%+ of dust at the source before it becomes airborne. The difference vs. traditional sanding is night and day. You won't find a coating of fine dust on everything in your home.

Why does dustless sanding matter beyond just the mess?

Airborne sanding dust is a respiratory hazard — especially for children, the elderly, and anyone with asthma. It also settles into HVAC systems, on furniture, and into finishes where it can cause adhesion problems and a gritty final appearance. Dustless sanding protects your health, your belongings, and the quality of the finish.

Do all of your jobs use dustless sanding?

Yes — every single job. We don't have a 'standard' option and a 'dustless' option. Dustless sanding is our standard. It produces better results, and we believe every client deserves that.

How soon can we be back in the house after dustless sanding?

With our water-based Bona finish, you can walk on floors with socks within 24 hours of the last coat. Furniture can return in 48–72 hours. Rugs should wait 2 weeks. With oil-based finish, add 2–3 days to each timeline.

Is dustless sanding safe for homes with kids and pets?

Yes. Our Greenguard-certified, water-based finishes are tested and approved for indoor air quality. After 24 hours from the final coat, the floors are safe for kids and pets with normal activity. We always walk you through what to expect before we leave.

Why does dustless sanding cost more than traditional sanding?

It doesn't — at least not with us. Dustless sanding is included in every quote at no extra charge. The Bona and Ceno Max Vac equipment we've invested in allows us to do better work and protect your home, and we don't believe in charging extra for doing it right.

Do you use dustless sanding in Bethesda, Potomac, and Silver Spring?

Yes — we use the same equipment and process on every job in every location. Whether it's a $200K condo in Silver Spring or a $2M home in Potomac, the sanding process is identical.
